The promoter

In this who's who in the work we start with the promoter. The LOE identifies as a promoter any person, whether physical or legal, who promotes, finances and programs building works. The builder

His functions begin by executing the work, following its project to the letter. He will appoint a Project Manager. And he will provide the Construction Director with all the data he needs to prepare the final construction documentation. He signs both the contract and the work acceptance certificate.

Designer

He will write the project for the execution of the work at the request of the promoter. The Project will be carried out in compliance with both technical and urban planning regulations. Depending on the scope and purpose of the work, the qualifications of technical architect, engineer or technical engineer. On many occasions these professionals require the services of third parties. Construction Director

Execution Director

The DEO assumes control of construction, ensuring the quality of what is built. He acts as the developer's representative in front of the builder. Adding to this function his technical knowledge, which the promoter does not have to have. In this way, the promoter ensures that a qualified technician controls compliance with the technical aspects of the construction contract. He must verify the receipt of construction materials on site, their compliance with regulations and their suitability for the purpose required.

Quality control entities

Apart from the controls that both the DO and DEO carry out on the work, independent entities must carry out quality controls. Verifying the materials used in the execution of the work and installations. Its tools are what is stated in the project and the current regulations of mandatory application.

The suppliers

One of the building agents identified in the LOE are the suppliers. This includes manufacturers, importers, stockists and sellers of the products necessary for the execution of the work. It is understood that they have the obligation to supply these products with the required specifications. As well as providing instructions for their use, handling and maintenance.

Owners or users

The tour of who's who in the work with its owners or users ends. These are the ones who will use the building when the work is finished. And they also have obligations. Those of keeping the building in condition to be used. In the Building Book, maintenance and its frequency are provided.
